Investing in land is a decision that requires thoughtful consideration. Most people jump into land investment because it has become the natural thing to do due to cultural expectations within our communities. It’s also considered a way to secure and grow your funds. While this may be true, allow us to offer some thoughts:

  1. Land investments are not a get-rich-quick scheme.
There have been unique instances where the value of land in a specific region shot up very quickly. This can sometimes happen due to increased demand following the announcement of a development, whether private or public and various other reasons. However, this can not be used as a blueprint for your land investment strategy. It is hit or miss.  We like to  advise our buyers to determine a purpose for the land they buy apart from selling for returns within a few years. Take a long-term view.
  1. Land is a scarce commodity.
While it is always good when the opportunity to sell a piece of property for profit comes along, consider it a scarce commodity. No more land is being made, but the global population continues to grow. The value of land will always increase (save for a few circumstances, such as war, that may cause depreciation for a time). Creating a long-term legacy-minded plan with your land investments will always have great rewards.
  2. Time is Your Ally
Investing earlier allows you to leverage the premium of time. The value of land has increased significantly over the years. For instance, today’s land price is much higher than 50 years ago, even in the exact location and condition. As time progresses, the cost of land increases, making early investment a smart financial move.
  1. Annual Value Resets
At the onset of a new year in Kenya, property values often reset due to various economic and business factors. These include political changes and the devaluation of the Kenyan shilling against foreign currencies. Delaying your investment until after these adjustments can expose you to sudden price hikes and potentially compromise the Value you get for your money.

In summary, the optimal time to invest in land is now. Taking action sooner rather than later enables you to capitalise on lower prices and shield yourself from the impact of economic shifts.
